RENTAL PROCEDURE
The rental apartments are fully furnished and have dishes, bedding, linens and towels. Beach towels must be provided by the tenant himself. Each apartment has automatic air conditioning/heating, TV, washing machine and coffee maker. You can also find information about the other equipment of the apartment on the apartment’s presentation page.
The apartments we rent are also the owners’ holiday apartments, and therefore do not correspond to hotel accommodation.
Summer time, when rents are usually higher, lasts from the beginning of June to the end of September.
The rental period can start and end on any day, and it does not have to be even weeks or even months. The minimum rental period is 1 week and the maximum is 11 months (after this the rental agreement can be renewed). If the apartment is rented with a contract lasting less than a week, the rent payment is at least for one week.
You can get to the apartment no earlier than 8:00 a.m. on the day the reservation starts (ie if you arrive, for example, on a Finnair night flight to Alicante on the 17th at 1:15 a.m., your reservation must start on the 16th so that you can get to the apartment at night directly from that flight, as well as if you arrive on a Norwegian flight at 11:55 p.m. Alicante). As a general rule, the apartment must be handed over on the day of departure at the latest at 20:00. Exchanges of tenants that take place during the same day must always be agreed separately.
Usually, the rent is paid for the entire rental period in advance, but in long contracts (more than 2 months) monthly. Water and electricity are billed separately as a weekly fee or according to consumption, depending on the apartment. According to consumption, you only get electricity and water if the meters in the apartment can be read.
Our charge for office expenses is 40 euros/contract.
The rental proceeds in such a way that when you want to rent one of the apartments and you email us about it, we first confirm with the owner of the apartment that the apartment is certainly free. Since our day is usually really busy and we are in traffic a lot, the fastest way to make a reservation is by email. In the e-mail, we ask you to put the apartment you want to rent, the rental period (dates), the name and contact information of the booker. We will answer your message as soon as possible.
When we have received confirmation that the apartment is available, we will immediately notify you by email and include the necessary information for the reservation fee and the office fee. As long as the reservation and office fee invoice has not been sent, the apartment is freely available for rent to other enquirers.
The reservation and office fee are due for payment within 3 days of the reservation (3 business days). When the payment of the reservation fee and the office fee appear in our account, the reservation of the apartment will take effect and we will confirm it to you by email. Before the start of the rental period, we will email you a rental invoice and a copy of the contract, at the earliest three months before the start of the rental period (between 2 weeks and 3 months before the start of the rental period). The rental agreement enters into force as soon as the customer has paid the rental bill. The rent is due approximately two weeks before the start of the rental period.
If you have a baby in your party, we can deliver a baby travel cot (for under 2 years old) and/or a high chair to the apartment for a separate fee.
If there is a change of tenants in the apartment during the same day, the laundry of the previous ones may be drying in the apartment when the new tenants arrive.
The tenant must know the Finnish language well enough to understand the rental conditions and other instructions.
RENTAL TERMS
1. Lease agreement
The rental agreement is always fixed-term and ends at the end of the rental period without notice. The lessor also has the right to terminate the lease immediately, if the rent, electricity or water bill and handover cleaning have not been paid within the agreed time (due date).
2. Apartment and restrictions on its use
Smoking: Smoking is strictly prohibited in rental apartments. Smoking is only allowed outdoors/on the open balcony (in which case the tenant ensures that cigarette smoke does not enter the apartment in such a way that it causes odor nuisance) with the balcony door closed. If there has been smoking in the apartment despite the ban, the tenant is obliged to compensate for cleaning costs and damage/odour to furniture or other movables. If necessary, the owner of the apartment determines the extent of the damage.
Pets: Keeping pets causes an additional need for major cleaning at the end of the lease, which is why they must always be agreed upon separately. As a general rule, there is an additional fee of 20 euros for handover cleaning. Pet items are marked separately on the presentation page. Local cats and dogs must not be allowed inside the apartment under any circumstances.
Apartment: The tenant cannot transfer or rent the apartment or part of it to a third party. Business may not be conducted in the apartment either. The tenant may not make any changes to the apartment without a separate permit, attach boards, etc., which will leave a mark on the apartment. Only the number of people who have beds in the apartment can stay overnight in the apartment. Additional persons must always be agreed upon separately.
3. Liability for damages
When the property is handed over, it must correspond to the income situation in terms of chattels, property and yard. Tenants are obliged to take care of the apartment during their stay and are responsible for any damages, breakages or lost items that occur during the rental period. Damages must be reported immediately to the lessor’s representative (Vuokrausrantuu). The expenses caused by the damages are deducted from the guaranteed rent or if the Guaranteed Rent is not enough to cover the expenses caused by the damage, the tenant is obliged to pay the excess expenses. If the tenant does not report the damage, the landlord has the right to collect payment for the damage even after the end of the tenancy. In addition to compensable damage, the costs incurred for the work will also be charged (20 eur/starting hour).
The tenant must also notify the rental agent if he notices any defects in the apartment that he thinks would be necessary to repair. If something is broken when the tenant arrives at the apartment, he must inform Vuokrausrantu immediately.
The lessor or rental agent has not insured the tenants or their property during the rental period.
4. Reservation fee / Deposit
The reservation fee is 200 euros/rental (contracts of less than 2 months) and one month’s rent for contracts of more than two months. In detached houses, the reservation fee is half of the rent. Exceptions are mentioned on the apartment’s presentation pages.
The reservation and office fee is not refunded when the rental is canceled (also a substantial shortening of the rental period is considered a cancellation). However, if the customer cancels the reservation six months before the start of the rental, we will refund the reservation fee in full. The reservation fee is transferred to the guarantee rent at the start of the rental, which is returned to the customer’s account within two weeks (14 days) of the end of the rental, if everything in the apartment is in order. Since we make a larger number of refunds at once, the reservation fee refund can also come on the very last day of that 14-day time limit. The booking and office fee is always per apartment and booking, and cannot be transferred to the next booking. Changing the dates of the agreed rental period 20 eur.
5. Keys
The tenant gets two keys to the apartment. The landlord also has a spare key to the apartment. The keys must never be left locked inside the door, because if the door closes and the occupants happen to be left outside the door, the door cannot be opened again. The tenant is responsible for the costs if the keys are not returned and/or the locks have to be changed due to the tenant’s negligence. The rental agent charges 50 euros on weekdays (8am-8pm) and 80 euros at other times for normal door opening outside of the income situation. When the tenant leaves the apartment on their own accord, the keys must always be handed over to the Vuokrausrantu staff. An additional fee of 25 euros is charged for importing/retrieving keys at night (from 22:00 to 06:00) in the Torrevieja and Orihuela Costa areas or 30 euros in the La Marina area.
6. Cleaning
Due to technical reasons, a separate fee is charged for the handover cleaning of the apartment. The price of handover cleaning can be found on the presentation page of each apartment. Handover cleaning also covers compensation for washing the bed linen and towels at the time of departure (= 1 towel + 1 sheet set/person).
The tenant takes care of cleaning the apartment and washing the linens and towels they change during their stay. The tenant must leave the apartment in a condition corresponding to the usual level of cleanliness when handing it over. Handover cleaning does not include taking out garbage and washing dishes or emptying the dishwasher, but the tenant takes care of them. Expenses arising from extra laundry, garbage removal and washing dishes/emptying the dishwasher are deducted from the guaranteed rent. Handover cleaning also does not include cleaning the grill that may be found in the apartment, but each tenant takes care of cleaning the grill themselves. For special cleaning, we charge 20 eur/starting hour + expenses (possible laundry expenses, mattresses, carpets, curtains). The tenant cannot do the handover cleaning himself.
7. Condominium swimming pools / Condominium premises
Pools in condominiums are used by tenants during the pool’s opening hours, which are announced in connection with the rules of the pool area, usually on a board on the wall of the pool area. For safety reasons, the rules must be strictly followed. In all housing associations, the swimming pools are not in use during the winter. Information about possible renovations of swimming pools or changes in opening hours is not forwarded to the rental broker, so Vuokrausrantuu cannot take responsibility for the swimming pools being open during the tenant’s rental period. The condition of the building company’s common facilities (courtyard area, elevator, stairwell, etc.) and any maintenance work carried out in them is not the responsibility of the lessor or rental agent.
8. Internet connections / TV
The lessor or rental broker is not responsible for possible interruptions of the Internet connection or the slowness of the connection, but forwards the error report made by the tenant to the service provider. The reset button of the modem must not be pressed under any circumstances, the data of some modems will be reset and the fault can only be repaired by the service provider’s technician. In this case, the tenant pays the technician for the reprogramming costs. The apartments’ Internet connections work wirelessly, and the tenant gets the credentials for them in the apartment. The visibility of TV channels may vary depending on the apartment.
9. Change
The landlord or rental agent is not responsible for the tenant’s property or personal injuries. The apartment is only rented for temporary use, so the tenant does not have the right to change his official address to the apartments, unless the matter is agreed in writing in advance. The tenant must ensure that the apartment is adequately ventilated to avoid mold growth.
Awnings or parasols must not be stored open, but must always be put back together after use. The rental apartment is rented with the equipment that is there. Additional purchases are made only after consideration with the owner of the apartment.
The kWh price of electricity is determined according to the tariff according to the rental period.
